Summary
The Pontis Bridging Finance Fund invests in short-term lending opportunities which are asset-backed by primarily residential UK properties.
The fund aims to achieve consistent, high single digit returns of between 7 – 9 % net of fees per annum to investors.
Investments will be highly diversified with conservative Loan to values (LTV’s) underpinned by rigorous due diligence and risk-management.

Property types: Loans are secured against majority UK residential, with some commercial property and ‘mixed use’.
Main Security: Loans are fully collateralised on a 1st legal charge, in exceptional circumstances 2nd charge loans can be considered under strict criteria.
Additional Security: Personal Guarantees and/or Debentures against corporates and/or cross-collateralisation.
Maximum LTV: Typical max Loan-to-Value of 75% for single transactions (including interest and fees).
Average LTV: Target average LTV across portfolio between 55 - 65%.
Loan types: Main segments are Development Loans, Non-Consumer Buy-To-Let Loans and Bridging Loans for business or investment purposes.
Geography: UK with focus on England and Wales.
Tenors: Typical loans range from 3 - 24 months.
Size: Typical loan-size between £250k - £2m.
Regulation: All loans are non-regulated loans as defined by the latest Mortgage Credit Directive.
